Dear Homeowners:

As in previous years, the Board of Directors has worked diligently to keep maintenance fees for Jacaranda Parcel 940/942 as low as possible. Despite our efforts to control costs and save for future expenses, rising operating costs have made it necessary to increase maintenance fees this year.

The annual maintenance fee will be $800, billed at the beginning of the year. This increase will allow us to continue providing essential services, maintain our community and continue to put away money towards reserves.

Please be advised that maintenance fees will be due and payable on the 1st of the new year (2025) in full and considered late on the 30th.  Below, please find information to remit payment for the year.

Making your payment

• Any general correspondence related to your property or association should be directed to the management company or self-managed association; do not include with your coupon payment.

• All checks must be accompanied by a coupon.

• Make your check payable to Jacaranda Parcel 942 HOA.

• Tear off the coupon for your next payment and enclose with your check.

Online / Electronic Payment

Visit Truist.com/payments and click the Pay Now link to make a payment online or enroll in automatic payment.

• Pay by Card Payment – A one-time payment using a credit card or debit card.

• Pay by Eletronic Check – A one-time electronic funds transfer by ACH debit from your checking or savings account at a U.S. financial institution.

• Enroll in Association Pay – Authorize recurring electronic funds transfers by ACH debit from your checking or savings account at a U.S. financial institution through Truist’s Association Pay.

All debit cards issued by a U.S. financial institution will incur a flat $4.95 convenience fee. All credit cards will incur a convenience fee of 2.95% of the payment transaction amount. The convenience fee incurred on debit cards issued by a non-U.S. financial institution varies. The exact convenience fee on all credit and debit card transactions will be displayed before a payment is submitted online. There is no fee for payments made by eCheck or enrollment in Association Pay online. The maximum payment amount is $10,000 for a single credit/debit card payment transaction and $20,000 for a single eCheck payment transaction. Multiple separate online payments can be submitted toward the same obligation; however, separate payment transaction will each incur a convenience fee if one applies.

In-Person Payments made at Branches

Payments can be made with an Association Services payment coupon at any of our branches. Association Services coupon payments processed in a branch will post the following business day.

Online Bill Pay Providers

Refer to instructions included in coupon book or with your statement. In most instances, payments received from a bill pay service are not processed on same day that funds are debited from your account. Depending upon the method of payment and delivery used by your bill pay provider, payments may take up to five business days or more to be posted to your association’s account. When using a bill pay service it is advisable to schedule your payment for a date well in advance of the due date.

Ensure your online bill pay set-up reflects the following:

• Payee Account Number: Use the bill pay account number located on your coupon. The number is listed as: Bill Pay Account Number. Do not add any other letters, numbers or identifying words in the account number area. The bill pay account number is unique to each property address and payment obligation. If you own more than one property or if you have more than one payment obligation, you will have different bill pay numbers for each payment.
